We specialise in thoughtful, market-aware holiday letting in and around Aviemore and the Cairngorms National Park, focusing on steady performance, good occupancy and a consistently positive guest experience — rather than chasing short-term gains that don’t last.

Every property is different. Location, layout, local competition and the type of guests it attracts all play a part in how well it performs.

Our role is to take the time to understand each home on its own terms — what makes it special, where it sits in the market and how guests actually search and book — and to shape pricing, presentation and availability accordingly.

Rather than relying on headline rates or peak-demand assumptions, we look at how a property performs across the year, with particular attention to shoulder seasons, when thoughtful pricing and flexibility can make the biggest difference.

We take a practical, transparent approach to managing and marketing holiday homes.

Pricing and availability are guided by current market conditions, competitor analysis and booking trends, not by historic peak pricing alone. We review rates regularly and advise on seasonal pricing, minimum stays and changeover patterns to keep properties competitive and appealing throughout the year.

Occupancy matters

Empty weeks don’t reduce running costs. Improving occupancy — particularly outside peak periods — is often the most effective way to strengthen overall income. We focus on encouraging bookings across the year through flexible stay lengths, realistic pricing and clear positioning.

Guest experience comes first

A consistently good guest experience underpins everything else. Clear listings, honest descriptions, responsive communication and well-prepared homes lead to stronger reviews, repeat visits and word-of-mouth recommendations — all of which support long-term success.

“When we took the plunge and decided to turn our family holiday home into a full-time holiday rental, we immediately contacted Kim. We were aware of the fantastic job she had made of refurbishing her own properties and we were confident that she could help us with Hillview Cottage.

In addition, we were also very keen for Kim to host our cottage and handle our bookings. Thankfully she agreed and Hillview is now on Kim’s exceptional website www.lovecairngorms.com. As we started to rip the property apart Kim started planning the layout and aesthetics of the kitchen and bathroom and no small detail was missed right down to the cabinet handles and the finish of the switches and sockets. We set up a group chat and our phones were buzzing with ideas, images and links.

Kim also brought her interior design flair to the other rooms in the house, putting together a luxurious range of soft furnishings and bedding in a range of colours and textures. Mirrors, pictures, plants and vintage ornaments were added to create a stunning eclectic look.

Once complete, Kim organised the professional photography of the property and we were blown away with the result, well worth the spend. The cottage was launched in November 2021 and our bookings to date have been excellent. Our reviews and ratings are also almost 5 star across the board, which doesn’t surprise us given the quality of the property and Kim’s rating as an Airbnb Superhost.

Taking everything into account, the whole project has been a worthwhile and enjoyable experience and we’re keen to find another property and give it another go.
