Cancellation policy

If you wish to cancel your booking, please get in touch by email (preferred) or telephone. 

Please inform us at the earliest possible opportunity! We will make every effort to re-let the accommodation, but will not be held responsible for doing so.  In the event of cancellation the following charges will apply: 

a) 6 or more weeks prior to arrival date - refund 100% of monies paid.

b) Within 6 weeks - if we do not succeed in re-letting the accommodation, the hirer will be liable for 100% of booking cost.  90% refund provided if we can re-sell the accommodation.

Security deposit

The cottage has recently been refurbished to a high standard and with love and care.  We ask all guests to provide a security deposit of £150 per stay for Railway Cottage / £250 per stay for Springfield House, payable at the time of booking.  These monies will be refunded after departure provided the accommodation & equipment are in a clean and undamaged condition on departure.

Arrival & departure

Keys to the cottage are available from 4pm on the day of arrival (or earlier by special arrangement), and guests should vacate the accommodation by 10am on the departure date. 


Prices include tax, use of bedding, linen, towels, electricity,  a basket of fire wood and BBQ.  We ask that guests pay for any additional wood used, or provide their own (all local petrol stations generally stock logs and kindling).

Booking payments

We request a payment at the time of booking, which can be made online via our booking system (SagePay), by bank transfer, Paypal (to or cheque.    

A minimum 50% deposit is required at the time of booking, with the remaining balance due 30 days prior to arrival.  We will send you an email with a link to make a secure payment online. Remaining balance can also be paid by PayPal, bank transfer, or cheque.

Short breaks are available all year round with the exception of July, August, Christmas and Hogmanay. Within theses periods, short breaks may become available to book one week in advance, based on our availability.  

Transactions are in pound sterling.  International bank transfers may incur a charge, to be paid by guest.

The booking will be considered as confirmed only when payment has been received. We cannot take responsibility for delays in postage or carriage of cheques.

Booking confirmation

Confirmation will be provided automatically for online bookings.  If booking by telephone or email we will provide an email confirmation once payment is received.  The booking reference number displayed on the booking statement should be recorded and retained safely as proof of booking and payment.

The person making payment will be deemed the lead person (unless otherwise specified) and assumes responsibility for the accuracy of the booking, the payment details submitted and for conveying all necessary booking details, terms and conditions to the other members of the party.  If any member of the booking party has special needs, it is the responsibility of the lead person to ensure that any requirements are identified and communicated to us by email.

Age restrictions

There are no age restrictions.

No smoking premises

Smoking is not prohibited within the properties.  There will be a £100 charge for deep cleaning of room(s) if smoking has occurred.  

Personal effects

We will not be held responsible for the loss or damage to personal property of guests occupying the accommodation. All property, vehicles, their contents and personal effects are on the premises and car park entirely at your own risk.


All our guests are encouraged to ensure that they have adequate property and personal accident insurance for their stay.

Your Pet

Both properties are dog friendly. We just ask that you bring a dog bed and additional towels for muddy paws. The driveway leading to Railway Cottage (which is owned by the RSPB and used by the local farmer) can get particularly muddy during the winter months. 


If for any reason the accommodation is unsatisfactory please inform us immediately so that appropriate action can be taken.  We cannot accept subsequent claims for shortcomings not so notified.


The booking is made on the understanding that we will make the accommodation and amenities available to you on the dates stated.  Should this not be possible for reasons within our due care we will endeavour to provide you with suitable alternative accommodation.  Should no other accommodation be available at the time we will offer you alternative dates or refund of your monies, but you will have no other claim or remedy against us.


We reserve the right to refuse admission to anyone who, in our opinion, is not fit to take charge of the property.  In any such case the contract will be terminated without further liability.

We also reserve the right to terminate the Contract at any time or remove any person or persons (or persons being responsible for others), due to unreasonable behaviour and/or damage to property.  

Force Majeure

We cannot accept any liability where the booking could not be fulfilled due to circumstances which we could not, even with due care, have foreseen or avoided. Such events include but are not limited to, war, threat of war, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, act of God, terrorist activities, technical problems or closure with transportation, quarantine, epidemics, weather conditions, government action, destruction or damage of the cottage through fire, explosion, flood, storm or other weather damage, criminal damage and all similar situations beyond our control.
