Railway Cottage is a traditional workers' cottage dating back to the early 1900's, when the highland line was first being installed. Nestled between Balavil estate and the RSPB nature reserve by Insh Marshes, there is no shortage of spectacular views of the Cairngorms. Perfect for those seeking a bit of luxury, in an unspoilt, tranquil location, while enjoying the first class facilities of Strathspey. Aviemore, Kingussie and Newtonmore are all just short journeys away, with Inverness airport only 45 minutes drive.
We have recently restored our quaint little cottage to a high standard, offering a boutique highland experience. Having lived in the cottage for a number of years, it has been a joy for us to redecorate and upgrade it for others to enjoy. The cottage is a great little holiday retreat any time of year; toasty warm in the winter; and a fantastic garden, with alfresco dining and fire-pit to enjoy in the summer. A great holiday destination - perfect for lazing away the afternoon with a new book, or unwinding after an outdoor adventure (of which there are many, in every direction).
You can enjoy a cuppa or indulge in a bottle of wine on arrival. We also provide fire wood, kindling and other little treats for you to get your holiday started.
Wood panelled with a huge wood burning stove, the living room is delightfully warm in the cold winter months, a real treat and great for relaxing after a day in the hills. There is a 3-seater sofa and armchair, both perfect for snuggling up in. The solid oak dining table is a great spot for playing card and board games as well as feasting. We have provided you with an array of books about the local area covering topics about the Cairngorms and outdoor pursuits such as mountain climbing and bird watching along with an eclectic collection of films and board games.
The living room boasts a 40 inch, wi-fi enabled smart TV, with Netflix, Spotify, catch up TV, DVD, and BOSE stereo, with bluetooth, radio and line-in, to connect music players / laptops.
For dining, set back from the fire, there is a solid oak, Edwardian table for 4, with all you will need to prepare a meal through in the kitchen.
The handmade, cosy kitchen has a rural farmhouse feel to it, combining the industrial sense of the railway with the serene surroundings of the Insh Marshes; a polished concrete worktop and vintage tiles, inlaid with stainless steel fittings, between beach cabinets and shelving. With underfloor heating and fantastic views across the RSPB nature reserve it is a delightful space in which to prepare your meals.
Everything you might expect in a modern kitchen is nicely tucked in here; dishwasher, fridge-freezer, separate wine-cooler, 4 way ceramic hob, double oven / grill and micro-wave.
The two bedrooms are bright yet cosy with views out to the garden and beyond. Each has a luxurious king size double bed with high quality, cotton linen, a dressing table/writing desk (with hairdryer), chest of drawers and clothes rail. Sheepskin and Persian rugs underfoot, colourful prints on the walls, radiator with thermostat and blackout blinds, make for the snuggest possible night's stay. Woollen blankets, dressing gowns and slippers are provided for extra comfort.
The bathroom is decadent, with heated, Mediterranean style floor tiles and bespoke Victorian mahogany pedestal, vintage tiles and quality chrome fittings. The bath is a deep, relaxing, roll-top style with claw feet. With plenty of quality bath linen, heated towel rail and underfloor heating, the bathroom adds a little more luxury to your stay. Fine Scottish toiletries provided for your indulgence.
Outside, the cottage is surrounded by incredible views. The garden itself is bordered sporadically by a variety of trees - birch, beach, oak, elm - providing some privacy but letting plenty of the view in. It is a lovely spacious place to have fun in and enjoy the views of the Cairngorms RSPB nature reserve.
A large, decking area has dining space for 4 on it, plus loungers for all. It looks south, so enjoys the sun most of the day and overlooks a bespoke, stone fire-pit, with benched seating made from old railway sleepers.
A large lawn, with Webber BBQ and hammock (for two!), complete the back garden on the south and west sides of the house. The front garden looks across the railway and Insh Marshes and enjoys some of the best views of the Cairngorms there are.
The outhouse provides storage for your boots, bikes, skis and the rest of your outdoor adventure kit, as well as, laundry facilities.

The ever-popular Cairngorm National Park has a fantastic spectrum of sights to behold and fun to be had for all ages and levels of adventure. Bird watching and train spotting aside, there is Balavil estate on your doorstop (encompassing traditional Scottish activities, such as deer stalking and grouse shooting) and the Highland Wildlife Park is just a mile along the road.
If watersports is your thing, Loch Insh Watersports Centre is your first stop. For extreme winter sports, head up the funicular train to Scotland's favourite snowsports destination, Cairngorm Mountain. For mountain biking fanatics, Laggan Wolftrax provides a network of bike forest trails covering 20 miles (suitable for all abilities).

Kingussie (2 miles south).. Co-op, butcher, pubs, restaurants, deli, fish and chip shop, Bank of Scotland, doctor's surgery.
There is also a post office and shop in Kincraig (5 miles north).
Our sister company, the Old Bridge Inn, is a traditional pub with restaurant located down by the river Spey in Aviemore.
